Welcome to the updated Sales and Lease Application process at JBCC!
Our new TENANT EVALUATION process streamlines buyer and tenant screening, allowing potential buyers and renters to complete their applications online with ease. No more cumbersome paper packets—applicants can submit documents, undergo background checks, and verify income all in one place.
IMPORTANT: All sales contracts and leases should be contingent upon buyer/tenant approval. Potential Buyers/Tenants should review the neighborhood USE RESTRICTIONS prior to entering into a legally binding contract.
APPLICATION PROCESS
1. Simply scan the QR Code on the EVALUATION APPLICATION PROCESS FORM OR
Visit TENANTEV.COM using the JBCC-specific CODE 12256.
2. You must create a Tenant Evaluation account to apply or sign into an existing account.
You may be asked to provide a credit report by providing your social security number, a criminal background check, eviction report, proof of income, and/or personal and work verifications.
FEES required to complete the evaluation process::
$150 Evaluation Fee
$150 JBCC Processing fee payable by check to the HOA office.
Buyers will also need to contribute a $2000 Capital Contribution at closing.
Once your evaluation application is complete, the HOA office is notified of completion and will notify you of your approval status. Completing the Evaluation Application does not automatically determine your approval.
